Hidden Valley Lakes is a deed restricted recreational residential community, with beautiful scenery, outdoor swimming pool, and nine small stocked lakes for the fisherman in you. We’re located in a pristine rural area near Nunnelly, Tennessee in Hickman County. Yet close enough to civilization, Centerville (14 miles), Dickson (17 miles), and Nashville (50 miles), approximately eight miles off interstate I-40 at exit #163.
The Hidden Valley Lakes development has about 1,100 acres, with over 3,800 lots; we have approximately 1,600 lots available for purchase from Hidden Valley Property Owners Association (POA). Becoming a property owner allows you to enjoy country living, and recreation in a secure environment. You can have your choice of a camp lot, or large multipurpose lot to build your own home, or cabin. Camp lots are approximately 40´ by 80´, and multipurpose lots are 85´(+/-) by 120´(+/-), close to a half acre. Many people want a larger lot, and buy multiple lots to secure the space they desire.

All lots have excess to electricity, some are already wired. You could have your own well dug, and have septic installed with approval through the Hickman County Health department.
Room to roam; hiking, biking, off road vehicles, our complex includes over 26 miles of winding dirt and gravel roads, scatted four-wheel trails, and some constructed trails soon to come. You will enjoy hiking on our common grounds and lakes.

Our camping lots start at $1,000 and up, while our multipurpose lots start at $3,000 and up depending on the size and amenities. The Hidden Valley Lakes POA fees are only $125 per year, per lot. Taxes on wooded lots range from $7.00 to $25.00 per year, and lots with a dwelling (or structure) will pay a little more; and will be subject to a $90.00 Hickman County Waste Management Fee per year. After your initial purchase price, you only have three low annual fees.
Security: Hidden Valley is a private community; entry is restricted to lot owners and their guests. Access is controlled by electronic telephone entry gates, with a camera system, to provide security and peace of mind. Eventually the security camera system will spread throughout the valley.
Each new property owner can be given a four digit entry code for the electronic gates. However, it is possible for vandals to randomly find your code and use it without your knowledge. If you purchase a magnetic entry card for $7.50 or a remote/clicker for $40.00, you can eliminate the code and not worry about it.
If a property owner has a guest over the age of 18 that they would like to allow full access to, or to live on their lot, then a resident guest card can be purchased for them at $125.00 per year. Paid guest cards and assessments allow you full access to the pool, lakes, and facilities.
